What it solves

Real estate investing requires practical math (cash flow, cash-on-cash return, cap rate, NOI, DSCR, amortization, appreciation, vacancy, taxes, maintenance, CapEx), but most tools are either boring mortgage calculators or spreadsheets that hide the real impact of leverage, expenses, and risk. Investors can not easily see how many properties it takes to replace their income.

PropertyEmpire lets users visually build a real estate portfolio, add properties, test investment strategies, and simulate cash flow and equity growth to see how many properties it takes to replace their income or reach financial freedom. It applies real investment metrics (cash-on-cash return, cap rate, NOI, DSCR, amortization, appreciation, vacancy, operating costs) underneath a game-like portfolio command center. The framing is a real estate empire-building and passive-income visualizer rather than a mortgage calculator.

What this demonstrates

Implements a rental-portfolio investment engine (per-property cash flow, cash-on-cash, cap rate, NOI, DSCR, amortization, appreciation, vacancy) aggregated across a portfolio to project the income-replacement point, with typed models and unit tests. Everything computes client-side with a 3D/animated presentation layer.

How it is built

A client-side React single-page app built with Vite, with no backend. State is held in a Zustand store, cash-flow and equity projections render through Recharts, and the portfolio is presented with react-three-fiber 3D visuals and image export for sharing.
