AI City Expansion Engine
Functional DemoLocation intelligence that scores ZIP codes by industry-specific expansion opportunity.
Map-first real estate growth intelligence for builders, developers, and land acquisition teams.
Real estate growth is hard to detect early because the signals are scattered across disconnected systems: population and migration data, building permits, home values, rent trends, employment, infrastructure, parcel ownership, and institutional buying. Most teams still rely on manual research, spreadsheets, brokers, stale reports, or gut instinct. There is no single visual layer that shows where opportunity is rising, stalling, or declining.
Built for Home builders, land acquisition teams, multifamily and build-to-rent developers, institutional buyers, and private equity real estate groups.
The platform lets a user search any U.S. city, ZIP, county, or metro and see a full-screen map of color-coded opportunity zones. Clicking a zone opens an insight panel with a 0-100 Growth Score plus confidence, risk, demand, supply, price-momentum, economic, infrastructure, land, and institutional-activity sub-scores. Scores are generated from weighted public-data signals and shown across Today, 3-year, 5-year, and 10-year horizons. Users can save markets, build watchlists, compare markets, receive change alerts, and generate AI-assisted investment memos, all scoped to an organization.
It proves a full geospatial data pipeline: ingesting and normalizing multiple public data feeds into a PostGIS-backed store, computing versioned multi-factor scores with explicit confidence handling for missing data, and rendering performant color-coded map layers. The scoring engine is modular and reproducible, and AI explanations are grounded in the underlying signal data rather than invented.
This is not a basic real estate search app. It is a decision-intelligence platform for market expansion, land acquisition, and institutional real estate strategy — built to find the next growth market before the market finds it.

A Next.js/React frontend renders a MapLibre map against organization-scoped data in a Postgres/PostGIS database accessed through Drizzle. Background scripts ingest data from public APIs, normalize signals, compute scores, and detect institutional activity and alerts. Auth.js handles authentication and an optional Anthropic key powers AI explanations that fall back to deterministic narratives.
