The land wholesaling workflow is fragmented across sourcing leads, evaluating pricing, sending outreach and direct mail, generating and collecting signed contracts, tracking deals, and finding buyers. Each step typically lives in a different tool with no shared status, logs, or audit trail, and business rules are hardcoded rather than configurable.

The application chains five engines: lead acquisition, offer and valuation, outreach and direct mail, contract generation and signed-contract intake, and a CRM plus buyer marketplace with an auction system. Admins search and import property leads, run rule-based valuations and offers, launch outreach and direct-mail campaigns, generate pre-filled signable contracts, and track deals through a CRM pipeline. Signed or approved deals are pushed to a buyer network where matched buyers get notified and can bid in a timed auction or buy now. Nearly all pricing, campaign, contract, and auction behavior is configurable from admin settings, and every action is logged with status history.
It proves a configurable, queue-driven operational system: background job pipelines for imports, outreach, mail, contract generation, and auction timers; a timed auction engine that handles concurrent bids, buy-now locks, reserves, and extensions; document generation with PDF contracts; and a full audit-trail/timeline model across every record.
Most land-investing tools handle one step. This automates the full workflow — sourcing leads, pricing, outreach, contracts, CRM, and a buyer marketplace with bidding and buy-now — in a single admin-driven system.

A Next.js/React app backed by Postgres via Prisma, with BullMQ workers on Redis running background jobs (imports, outreach, mail, contracts, auction timers). Auth.js provides authentication with role-based access; files go to local storage or AWS S3; Stripe handles payments; web-push delivers buyer notifications; and PDF contracts are generated with pdf-lib.
