What it solves

Real estate investors analyze deals with spreadsheets, ad-hoc calculators, and scattered notes, so calculations are inconsistent, beginners do not know which numbers matter, hidden expenses get missed, and creative-finance deals are hard to compare. Wholesale, flip, rental, and seller-finance deals each need different math, and analysis is hard to turn into a clean report.

Built for Real estate investors from beginners to serious operators — rental investors, flippers, wholesalers, BRRRR and creative-finance investors, agents, and acquisition teams.

Overview

DealForge is a strategy-based real estate deal-analysis engine that lets investors evaluate multiple strategies from one clean interface, aiming to feel simple for beginners yet powerful for serious investors. It runs deterministic financial models across rental, flip, wholesale, BRRRR, and creative-finance strategies and turns the analysis into clean reports. An optional Anthropic-backed intelligence layer and optional market-data providers enrich analysis, both degrading to clearly-labeled fallback heuristics when unconfigured. Access, subscription tiers, and billing gate the product for individual investors and teams.

What this demonstrates

A deterministic multi-strategy financial engine that falls back to clearly-labeled heuristics when market-data providers or AI keys are absent, so results are never fabricated. It wires Clerk authentication (with a dev escape hatch), Stripe subscription tiers via signed webhooks, Resend email, Sentry error tracking, and optional Upstash-backed distributed rate limiting into a production-oriented Next.js app.

What makes it different

Not a basic ROI calculator — a strategy-based real estate deal analysis engine, simple enough for a beginner but powerful enough for a serious investor.
